  • Work with a lender to get prequalified - this will let you know how much you qualify for, but most importantly, what your payment will be which will best determine your budget

  • Determine your “wants,” “needs,” and “deal breakers” - write down what you’re looking for, it helps guide your decisions and makes home buying more efficient

  • Decide what the most important factor in your purchase is: Location? School district? Lot size? Style of home?

CONTRACT NEGOTIATIONS

When reviewing a contract, all eyes tend to focus on the sales price. While negotiating the price is certainly the primary goal of most contracts, these numbers are only one aspect of a real estate offer. Other contingencies, including home inspection, radon/environmental, financing, appraisal and home sale, are also taken into consideration when structuring an offer to purchase. Because each buyer's situation is different, we will work with you to choose the contingencies that make the most sense for your offer.

INSPECTIONS

As soon as the ink has dried on your ratified contract offer, we go to work on lining up the necessary inspections. Once these have been conducted, we'll work with you to sort through the reports, ensuring any concerns you may have are addressed with the seller.

SETTLEMENT

In your sales contract, you will have selected a title company to arrange all of the necessary paperwork and conduct the closing. From the time of ratification until the day of settlement, we'll work with this company to ensure that they are able to obtain all of the necessary information, both from you and the seller. At the settlement table, we'll be there to make sure that you feel comfortable with the paperwork and documents that you'll be required to sign. This may be one of the most important days of your life, but we'll do our best to make sure that it isn't one of the most stressful.
